This 11-story, 410,000 square feet mixed use facility features 124 market rate residential units, 17,000 square feet of retail, 42,000 square feet of office, 200 stall parking garage, amenity terraces on the 4th and 11th floors and an attached 60,000 SF youth arts center. Located along the booming East Washington corridor this post-tensioned structure offers dramatic view of both Lake Monona and Lake Mendota. The inclusion of the youth arts center posed a unique challenge for the design team, placing a 300 seat performance theater with full fly space over the top of a three-story parking garage. To provide optimum sound performance in the theater the floors and walls needed to be acoustically isolated from the parking garage below. This isolation was achieved with acoustic isolation pads located between columns below the concrete beams supporting the floor, CMU walls and steel framed roof over the theater and fly space.
