New 125,000 sf multi-use development. The superstructure consists of a supported level of precast concrete construction supporting 5 stories of residential framing. The grade level contains parking and multiple areas for commercial use while the upper floors are residential. Steel piles were used for foundation support. Due to fire-related restrictions all exterior walls are constructed of fire-treated wood and other non-combustible components with the lowest level of residential framing consisting of a mixture of masonry bearing and cold-formed bearing walls. Portions of the precast level house an elevated courtyard. A single story, 1,800 sf, single story wood framed building for commercial use abuts the main building.
